Who are we?
Totwell Property Services is a UK-focused property investment firm specialising in structured, value-add opportunities.
We source, analyse and package HMOs, BRR-to-HMO conversions and strategic flips with clear financial modelling and defined execution plans.
Our approach is analytical and process-driven.
Each opportunity is assessed against realistic refurbishment scope, conservative projections and a defined exit pathway before it is presented.

Our Founder
Totwell Property Services was founded on a background rooted in analysis, systems thinking and disciplined execution.
Prior to entering the property sector, I worked within the insurance industry for a major national provider. My role focused on data, insight modelling and projection analysis – including the application of machine learning techniques to improve forecasting accuracy and operational decision-making.
Through structured analysis and process development, I lead systems and workflow improvements that delivered annualised savings measured in the millions. This work required precision, risk awareness and a clear understanding of how small assumptions can materially affect financial outcomes.
Before this, I worked in business-to-business sales, where I developed strong commercial judgement, negotiation capability and an appreciation for long-term professional relationships.
Earlier in life, I attended a military college with the intention of pursuing service. Although I ultimately chose a different professional path and did not join the armed forces, that experience instilled core values that continue to shape my approach today: discipline, accountability, composure under pressure and respect for structured systems.

BRR to Commercial & Residential
We target underperforming or distressed assets in fundamentally strong locations.
These may be run-down buildings, partially vacant blocks or properties with untapped development potential. Each opportunity is assessed through financial modelling, planning analysis and contractor input before proceeding.

Acquisitions of Properties & Leases
We secure properties where acquisition itself creates a strategic advantage.

We then optimise operations and structure for stability and long-term income.
In some cases, this includes commercial units with strong long leases and Full Repairing and Insuring (FRI) terms — assets designed for durable, predictable cash flow.
BRR to HMO Conversions (Houses in Multiple Occupation)
We structure Houses in Multiple Occupation through two primary models:
Long-Lease Supported Housing HMOs
In partnership with charities and housing providers, we secure long-term FRI leases — typically five years or more — creating income stability. These arrangements may also sit outside certain local Article 4 restrictions where applicable.
These properties support some of the most vulnerable individuals in our communities, including people living with disabilities, survivors of domestic abuse and individuals requiring structured supported accommodation.
Private Professional or Student HMOs
Where demand fundamentals are strong, we develop private HMOs targeting professionals or students. In these cases, projected cash flow must demonstrate sufficient strength to justify the operational variability inherent in the model.
